What property costs on Koh Samui
Apartments and studios cost ฿12,000–33,000 a month, a two-bedroom house from ฿25,000, and a pool villa from ฿45,000.
Price depends heavily on area and season: Chaweng and Bophut run about a quarter above Maenam and Nathon, and rates from December to February are higher than in summer.
Only villas are available by the night. Apartments, studios and houses are rented from one month.
What is billed separately
- Electricity, metered at ฿4–8 per kilowatt — the main running cost because of air conditioning.
- Water, usually a small amount, ฿200–500 a month.
- Internet, either included or ฿600–900 a month.
- Cleaning and pool maintenance — agreed per property.
- Deposit of one to two months' rent, returned at check-out.
Frequently asked questions
Can I rent on Koh Samui without visiting first?
Yes. We send a walkthrough video and get on a call from the property so you can ask questions live. The contract and deposit can be handled remotely.
Which area is best for a long stay?
Usually Lamai or Maenam: quiet, everything nearby, and cheaper than Chaweng or Bophut for the same standard of property.
What if I do not like the place after moving in?
Tell us in the first few days. If the problem is the property rather than a change of plans, we will negotiate with the owner or find you a replacement.
