How a long-term contract usually works
The standard arrangement on Samui is a 6 or 12 month contract, rent paid monthly in advance, and a deposit of two months. The deposit is returned at check-out less any unpaid bills and damage.
If you leave early the deposit usually stays with the owner. That is why we suggest not signing a twelve-month contract straight away — start with three months and a right to extend at the same rate.
What to put in writing
- The electricity rate and who reads the meter.
- Early termination terms and what happens to the deposit.
- Who repairs the air conditioning, washing machine and pool pump.
- The right to extend at the same rate.
- An inventory of furniture and appliances with photos taken on the move-in date.
Frequently asked questions
What rental period gives the best value on Koh Samui?
The meaningful discount starts at three months. The longer the contract, the lower the rate: monthly versus long-term is roughly a 20–30% gap, and a yearly contract takes off another 10% or so.
What deposit is standard for long-term rental?
Two months' rent. Some owners accept one month if you pay several months in advance.
Should a long-term lease be registered?
Leases longer than three years are registered at the Land Department. For an ordinary 6–12 month rental a written agreement between the parties is enough.
