What to look at when choosing
- The electricity rate — some buildings charge double the government tariff.
- Noise: a place on the main road or next to a bar in Chaweng can be loud at night.
- Internet speed — ask them to run a test during the viewing if you work remotely.
- Parking for a scooter or car.
- How often cleaning and linen changes happen, and whether they are included.
What to budget on top of the rent
Besides the rent you normally pay a deposit of one to two months, electricity and water bills, and sometimes a fixed charge for internet and cleaning.
For a studio the real monthly cost ends up roughly ฿2,000–4,000 above the advertised price.
Frequently asked questions
Do I have to pay for the whole period up front?
Normally you pay monthly in advance plus a deposit on arrival. On longer contracts some owners ask for two or three months up front — that is negotiable.
What is on the complex grounds?
Usually a pool, parking and landscaped grounds. Some complexes also have a gym or a co-working space. We will tell you exactly what is on site once we match a property to your request.
What is the minimum apartment size?
From 20 m² — that is the smallest we work with.
